Stabilized Occupancy: Long-term average occupancy rate and income-producing profit a community should generate after being on the open market for a reasonable period, compared to its competition. When a community has reached 90\% occupancy or has been open for two years, it is considered stabilized. While it may generally be thought that occupancy in excess of 95\% is a great thing, it actually may be an indication of rental rates not being maximized. 100\% with no loss revenue may mean it is time to raise rates.
90\% + Occupancy: Once a community hits a stabilized occupancy level, in general 90\%+ filling vacant apartment becomes very accretive to Net Operating Income. This is caused by the incremental expense increase that occurs for each move in once stabilization point is meet. As an example, a newly opened building at needs to cover the cost of a full leadership team. That cost remains flat and once above 90\% in general labor, food and utility costs are minimal vs at a lower occupancy. So a larger \% of the revenue generated by occupancy goes to the bottom line.
The Power of Rate
Rate vs. Occupancy: In general rate revenue is 2-3x more impactful than occupancy. This becomes even more evident once a community achieves stabilized occupancy. In general expenses inflate 2-3\% a year. So rates need to increase 3+ \% a year to stay ahead of inflation and improve Year over Year NOI and grow your bottom line.
Power of Rate example: Take a 100-apartment building that is 90\% occupied with an avg Rate Per Occupied Unit (RPU) of $4000
Fill 5 units to 95\% creates an additional $20,000 monthly revenue
Increasing in house rates 5\% creates an additional $18,000 in revenue
