number of beds and type of beds (or specialized room type). That rate can be
discounted from the standard or rack rate.

The price of a hotel room is obviously greatly affected by the type of property and the
classification of the property. In addition, within each hotel there are a variety of room prices.
There are over four million rooms available in more than seventy thousand hotels in North
America. These rooms are found in every type of property from the basic, limited-service motel
to the lavish, full-service luxury resort. Standard room appointments in North America include
beds, linen, bathrooms, air conditioning, telephones, radio and televisions. These can be of a
budget variety or upgraded to fit the classification of the property. Additional items such as
closet safes, mini-bars, desks, couches and bathroom amenities such as shampoos,
conditioners and other toiletries add to the price.
Price Factors

The price of a room is affected by:
The room location within the hotel
The type of room
The size of the room or number of rooms (as in a suite)
The fixtures or appointments in the room
Whether meals are included
The number of people (occupancy). Some properties charge by the number of
people occupying the room.
Discounts for guests who qualify for different rate categories
Time (seasonality)
Length of stay (number of nights)
There are often extra charges that can be added to the guest’s bill at check-out
time including currency fluctuations

The more desirable the location, the higher the rate. A resort hotel on the beach would
command higher prices than a comparable hotel three blocks from the same beach. A
convention hotel near the convention center or a downtown hotel near historic
attractions might both be desirable locations. Airport locations are desirable for many
travelers. The same is true of a room location within a given property. The most
desirable and most expensive rooms are those with the best view, the most privacy and
the most peace and quiet.

The larger the room and/or the more rooms included in the price (suites), the higher the
rate. The type of room refers to the class and the number and type of beds. Automated
reservations have forced some standardizations even though there will still be
disagreements on what accounts for deluxe and what accounts for minimum class of
accommodations. For example, these room types are used in computer displays.

This type of room may be located on lower floors, may have a

Standard
The C rate is for the hotels minimum rate for regular-size
sleeping rooms. The bedding might consist of one or two
double beds. Dont count on a view. This room may be next to
the elevator and/or the ice machine.
D
Minimum
This is usually reserved for overflow or emergency situations
and often has distinct drawbacks. It may have undersize or
twin bedding, be exceptionally small or be in an undesirable
location.
S
Suite
Suites consists of two or more rooms, typically a parlor and
sleeping room. A suite may have more than one bedroom or
extra rooms such as a kitchenette or conference room. Often
includes a stocked wet bar and refrigerator.
ROH Run-ofHouse
This is a code that permits the hotel to sell a given rate without
committing to a particular room type. This is often used with
group bookings.
Type of Bed
The number of people the room is planned to accommodate, the number of beds and
the type of bed(s) in the room affect the price.
Twin
Two single beds.
Double
A room for one or two persons with one or two double beds.
Queen
One or two queen-size beds.
King
One or two king-size beds.

Specialized Room Types
Room types vary with individual properties, and there are over 250 specialized room type codes to more
accurately describe various types of accommodations. The codes for specialized rooms vary from
property to property.
Adjoining Rooms
Rooms side by side (or next to) one another without a
common door.
Connecting Rooms Two or more rooms with private connecting doors.
Duplex
A two-story suite connected by a stairway.
Efficiency
Room with kitchen/cooking facilities.
Junior Suite
A large hotel room with a partition separating the bedroom
and sitting area.
Lanai
A room with a balcony or patio generally overlooking water or
a garden, usually in a resort hotel.
Parlor
A sitting room in a hotel, not necessarily used as a bedroom.
Studio
One-room arrangement having one or two couches that
convert to a bed, or a bed that folds into the wall.
Suite
A parlor connected to one or more bedrooms. When
requesting a suite, always designate the number of bedrooms
required.

room. Adjoining rooms are located next to each other, requiring occupants

clients get the situation they want by verifying if they desire adjoining or
connecting rooms.
Meal Plans

In North America, meals other than a continental or full breakfast are not automatically
included in the price of an individual room. However, when sold as part of a tour
package, meals are often included. The more meals included, the greater the price.
Note the following meal plans. A variety of coding is used to designate meal plans,
depending on the publication or the Global Distribution System (GDS). Meal codes
include:

Historically in North America, a single person would pay more than half the rate for two persons
in the same room. A room with one double or two twins may have two ranges: single (one
person) and double (two persons), but this is no longer the rule; the number of people
occupying a room may not necessarily affect the price.
Rate Categories

Typical categories include:
Rack Rate (RAC)
The standard room rate. The rack rate is based on the
room category and type of bedding. Guests are quoted the
hotels rack rate and charged this rate for the duration of
the stay unless they request and qualify for a special or
promotional rate.
To stay competitive, most hotels grant discounts to individuals who qualify for the
following discounts/rates.
Corporate (COR)
A corporate rate program encourages business from
corporations and their traveling employees. To earn a
corporate discount, the company may be required to
guarantee a minimum number of rooms to be used during
a given period of time. Some hotels will offer a corporate
rate to any business traveler, regardless of his employer.
Military (MIL)
Extended to members of the armed services, either on the
basis of contract or as a promotional rate to generate
repeat business.
Government (GOV)
Extended to civilian employees of the federal government
usually on the basis of a contract between the hotel and a
specific department or agency. Discount rates may also be
offered to any government employee with proper
identification.
Family Plan (FAM)
These rates include children under a specified age. The
children may stay free of charge in the same room with the
parent, using the bedding provided. If additional bedding is
required, a charge may apply for an extra rollaway bed.
Group (GRP)
These are normally discounted rates that are negotiated
by wholesalers who book large blocks of rooms.
Promotional (PRO)
At commercial hotels promotional rates might include
special discounted rates for honeymoon stays or special
promotions. Resort hotels with strong weekend and
holiday business often experience low occupancy during
the week. Properties often try to increase business during
slack periods with rates that may include food and
beverage.
Weekend (WKD)
Weekend rates are discounted rates for minimum stays on
a specified check-in date. Since most business travelers
make their hotel stays during the week, commercial hotels
offer weekend rates to encourage stays by local and
leisure travelers.
Industry Discount (ID) Employees of airlines, travel agencies, tour operators, etc.
can receive up to 50\% discount on an availability basis in
most major hotels. Familiarization rates are often offered
when a property first opens or is remodeled or refurbished.
Seasonality

The time and length of stay, the season and the day of week can affect the cost. High season in
the travel and tourism industry always carries high prices. High season is determined by
weather, location, time of year, time of week, traditional vacation times and by marketing
strategies. Winter rates can be high at both sun and sand locations and at ski resorts. The ski
resort prices will drop in summer (even though summer activities are offered), but not all sun
and sand locations experience summer as an off season, because most people in North
America take their vacations in the summer. Weekends at a commercial hotel are less than
weekdays.
Extra Charges

Miscellaneous charges not included in the quoted price can add up and cause concern
and irritation to the guests. Be aware of the possible problems, check with the hotel, and
then advise your clients.

When booking accommodations in a foreign country, you will need to take into consideration the
currency exchange rates. Quote rates in local currencies whenever possible. When you quote a
room rate in your currency converted from local currency, advise your clients this is only an
approximation effective only on the date quoted. Dollar prices quoted in advance are not firm
unless guaranteed. If the bill is prepaid, you have locked in the exchange rate. If the bill is paid
in your currency at check out, the exchange rate at the hotel (higher than at the banks) on the
date of check out determines the final bill. Currency fluctuations normally do not vary greatly
from day to day or week to week, but may change substantially over a longer period
